DEPOSIT SAVER REQUEST FOR INFORMATION FOR A RENTAL OWNER OR MANAGEMENT COMPANY TO PARTICIPATE IN THE PROGRAM.

Yes, I want to have a representative contact me in regards to the new Deposit Saver Program. Below is information on my properties.

Date

Owner's or Manager's Name:
Owner's or Manager's Street Address
City
State
Zip
Email
Phone
Fax

Total number of rental units?
Average amount of monthly rent?
Highest rental amount you currently charge?

What percentage of units do you currently require a security deposit?
100%
80% to 95%
50 to 75%
Less than 50%

Approximately how many vacancies do you have per year?

Taking into account all the residents you have, approximately what percentage of the total deposits collected do you have to keep and use each year to cover property damage (not normal wear and tear), clean-up costs or unpaid rent?

(For example: Let us say you own 10 rental units and collected approximately $500 in deposits from each last year. You would have collected approximately $5,000 in total deposits. During the year you had 3 vacancies. You end up keeping and using a total of $1,000 to cover damages, clean-up and last months rent between the three rentals. Therefore, you used 20% of deposits collected.)

What is the approximate percentage of your total deposits did you have to keep last year to cover damages and rent?
Less than 10% (which means you normally give back all of the deposit to residents
10% to 25% (you normally have minor property damage and clean-up costs that is deducted from the deposit of some, but not most, of your residents when they move out)
25% to 50% (during the course of the year you normally have minor damage in some properties but you also have a small percentage of your residents who do significant damage to a property or skip out owing money).
50% and higher (during the course of the year, you almost always have to keep part of the deposit from most of the vacating tenants because most of them either do some damage to the property or leave owing money).

Please list all property addresses (along with # of units at each location) where you wish to offer applicants the Deposit Saver alternative? (For example, see following list)

1) 145 Main St. Fort Myers, FL. 33901 (8 units)
2) 275 South Ave, Houston, TX. 77001 (single family)
3) 779 Sunset Dr, Boulder, CO. 80301 (duplex)
4) 900 Broadway Bl., Carson, CA 90746 (64 units)

Comments From Landlords:

  • "Jeff, I just love your free email newsletter. It is WONDERFUL!! Thank you for writing it! Strangely enough most of my friends and family do not own Real Estate investment properties so I find it hard to relate to them on this topic. Your newsletter makes me feel like I am part of the club!"
    Angela, NY.
  • "My husband and I became LLs about a year ago so I'm definitely a newbie. If it weren't for this site which is full of feed back of ideas, suggestions, and advice, I really wouldn't know where to turn. I read the posts every day even if the particular post didn't apply to me because I never know if I might need it in the future. There are a few associations in my area but the LLs that I've met seem a bit closed mouth and are unwilling to share their experiences... the wealth of knowledge that is given at this site is priceless. On my behalf, I thank all the 'experienced' landlords for willing to share their experiences."
    Cher, FL.

  • "Hi, my name is Joey and I am a mrlandlord.com addict. But hey, unlike other addictions, this one saves me lots of money."
    Joey, NJ.
