A. I started using private lenders more often to fund fix and flips. This allowed me to do more fix and flips at the same time, which allowed me to make more money overall. -- (Kris)
B. I started to keep my records updated and my receipts filed ASAP--It makes life a LOT simpler! -- (Susan)
C. We have submitted rent increase requests on our SEC 8 units that have had tenants in them for more than one year. Haven't had a request denied yet. -- (Patti)
D. Added 3 more single family houses. All were excellent buys. Then rehabbed including double pane windows, and extra insulation blown into the attics. Better energy efficiency means my HVAC equipment will last longer. -- (Michael)
E. I advertise online with good pictures of the unit and then interview the prospects on the phone to make sure that they qualify before I take the time to show the unit and realize that I have wasted my time. -- (Mark)

G. Every time there is a minor repair to be made, I ask the vendor to give the entire property a "once over" with a caveat that I have a limited amount of funds, but I'm willing to make improvements along the way. Smaller jobs don't inconvenience tenants and expenditures are kept in check/alignment with regular expenses. Not only is this incrementally increasing the value of the property, it's attracting a better type of tenant and it's looking great! -- (Sonia)
